Adam: Hi guys, Adam Bryant coming to you from Prudential Real Estate with our August 2016 Market Update. Let’s check in with Graeme at our Ingleburn office.
Graeme: In the current marketplace we are seeing an increase in owner occupiers moving to the Macarthur area. This is due to those buyers being push out of the inner Sydney market and affordability.
In the past 28 sales 25 have actually been to owner occupiers.
Let’s cross over to Nick to get some more tips on how to better present your home and also attract those out-of- area buyers.
Nick: For property owners looking to sell their home we recommend that you give your property the best chance of creating an emotional connection with buyers.
One way that you can maximise your property’s potential is by investing in the use of property staging. This will help highlight the key features of the home and make buyers fall in love with the property, usually resulting in a higher sale price.
A great example of this was this townhouse at number 2/56 Woodhouse Drive in Ambarvale. Purchased 3 months ago for $345,000 with a few minor touch-ups and professional staging advice it just sold for $426,000.
