THE AUTUMN ADVANTAGE: Is this season the best time to sell?

For many homeowners and home-seekers, lower interest rates have come as welcome news.

For one, they make paying off a home loan cheaper by lowering repayments. They also increase borrowing power, giving buyers greater capacity to pay, and therefore much greater incentive to enter the market.

Whether you’re thinking of selling either to upgrade or cash out, the RBA’s rate cuts (February 2025) have certainly sparked an upside to listing your home for sale: increased buyer confidence. And where there’s confident buyers, there’s higher offers, and stronger sales results.

So what else does autumn typically hold for sellers in South West Sydney?

The perks of selling in autumn

Aside from capitalising on confident buyers, autumn can be a strong selling season for a number of reasons;

  • Less competition. It’s no secret that many sellers wait until the warmer months to list their home, with the expectation of attracting larger pools of buyers. With this in mind, autumn presents an opportunity to stand out. With fewer homes on the market, the quieter ‘off season’ can capture motivated buyers – especially those looking to capitalise on government incentives and secure a property this financial year.
  • Nature. Autumn always brings a cosy ambience and comfort that can make homes feel more inviting – and it’s a particularly attractive time for rural properties.
  • No holiday disruptions. By this time of the year, many home-seekers are back into their natural work and life rhythm, making it an ideal window for house hunting – especially before winter sets in and overseas travel plans take priority.

The take-home?

Traditionally in Sydney, competition ramps up heading into spring; however shifting market conditions has the potential to see a surge in buyer demand and a new wave of listings, leading to trickier competition over the course of 2025.

Despite the local market being at a turning point, the ideal time to sell is when it best suits your personal circumstances. If you’re weighing up your options, we’d love to help – call your local Prudential Real Estate office below for expert guidance and tailored, local advice.
